The Build

Twenty-five-year dimensional shingles — layered, with real shadow lines, so from the street they read like tile.

The floors

No carpet anywhere — large-format porcelain tile or commercial-grade vinyl plank, wall to wall. It stays cool underfoot through a Florida August, and it doesn’t stain, hold odor, or wear a path at the doorways.

The cabinets

Solid wood, soft-close. Pull a drawer and it glides, then catches itself and closes quietly. That’s not a finish — that’s hardware somebody chose to pay for.

The counters

Quartz in the kitchen and in both bathrooms. Non-porous, never needs sealing, doesn’t ring.

The windows

There are four of them. When one is spoken for it comes off the list, and the next Egret starts on an empty lot — six to eight months from contract. That is the only reason timing matters here.
