What home models are available and what do they cost?

The Sparrow starts at $219,000 — 932 sq ft, 3 bedrooms, 2 baths, smart layout, vaulted ceilings, and covered outdoor living. The Egret starts at $265,000 — 1,059 sq ft, 3 bedrooms, 2 baths, 1-car garage, and more room at the same build quality and finish standard. Both include the lot.

How many homes are you building?

We're not a one-and-done builder. About 30 homes are planned for this year, with 2 already sold and 4 currently under construction.

How big are the lots?

Typical lot size is approximately 60 feet by 120 feet — enough room for a real yard, parking, and outdoor living space without taking on oversized-lot maintenance.

What is included in the price?

Everything. The lot — fully improved, with utilities brought in, grading complete, and access in place. Energy-efficient E-glaze impact windows and upgraded doors, quartz countertops, full appliance package, wood soft-closing cabinets, vaulted ceilings, and a covered outdoor living area. No HOA. One-year builder warranty. You choose exterior paint color, flooring style, and cabinet color. Interior paint is white standard.

What materials and features are standard in every home?

Energy-efficient E-glaze impact windows and upgraded doors throughout. CBS block construction with R-4 exterior insulation and R-30 ceiling insulation. 25-year dimensional shingles. Quartz countertops in the kitchen and baths. Full appliance package. Wood soft-closing cabinets. Vaulted ceilings. Covered outdoor living area. These are not upgrades — they are standard on every home we build.

What is the estimated monthly mortgage payment?

For The Sparrow, estimated monthly principal and interest is around $1,500. For The Egret, around $1,700. These are estimates only — taxes, insurance, loan program, and individual qualifications affect the final number. Zero down programs are available for qualified buyers.

What should I expect for property taxes?

Current estimates put annual property taxes at around $3,000 per year for these homes. Your lender will roll that into your monthly payment estimate so you can see the full picture up front.

What about homeowners insurance?

Based on current quotes, estimated homeowners insurance is around $90 per month (about $1,000 per year), assuming standard coverage and buyer qualifications. Your actual premium will depend on your specific policy and coverage choices.

How long does it take to build?

Typically 6 to 8 months from groundbreaking to closing. Timeline can vary based on permitting and inspections.

Why buy new construction instead of an existing home?

Older homes carry unknowns — aging roofs, outdated systems, deferred maintenance that doesn't show up until you own it. New construction eliminates that. Everything is brand new, built to current Florida building code, and covered by a one-year builder warranty. You're not inheriting someone else's decisions or repair list. The lot is fully improved, the home is turnkey, and the process is straightforward from the start.

Is there an HOA?

No. There is no homeowners association on these properties.

Can I use the home as a rental or Airbnb?

These homes are not in an HOA, so there's no association telling you what you can or can't do. That said, you still need to follow Charlotte County and City of Punta Gorda rules on rentals and any lender requirements for owner-occupancy if you're using certain loan programs.

What warranty comes with the home?

A one-year builder warranty is included with every home.

Is this area in a flood zone?

No. These homes are in an area that is not in a designated flood zone, which means most buyers are not required by their lender to carry separate flood insurance.

How far are the homes from nearby airports?

The homes are in South Punta Gorda, with Punta Gorda Airport (PGD) about 15 to 20 minutes away by car. Southwest Florida International Airport (RSW) in Fort Myers is roughly 45 minutes away.

What is the Florida Hometown Heroes program?

A state program that provides up to $35,000 in down payment and closing cost assistance as a 0% interest deferred second mortgage. Available to Florida workers in healthcare, education, public service, construction, and 120+ other qualifying occupations. Veterans and active military are eligible regardless of first-time buyer status. Income limits apply.

I've rented my whole life — is it worth buying a home?

Yes. Monthly mortgage payments on these homes are often less than renting a 2 or 3 bedroom apartment in the area — and there are programs that help with the down payment and closing costs. I owned a home before. Am I still considered a first-time buyer?

Possibly. Under the federal definition used by most Florida programs, anyone who hasn't owned a primary residence in the past three years qualifies as a first-time buyer — regardless of whether they've owned before or why they left the market.

My credit isn't perfect. Can I still qualify?

Credit challenges don't automatically close the door. FHA financing starts at 580. Some lenders use manual underwriting — looking at rent history, employment, and the full financial picture rather than just the score. Mortgage Credit Certificates can also improve your debt-to-income ratio while reducing your annual tax burden.

Can I choose my own real estate agent?

Yes. You're welcome to bring your own agent to represent you in the purchase if you prefer. Many buyers also choose to work directly with the builder, since this is a simple, builder-direct process with clear pricing and a small set of models. Either way, the goal is the same: get you into a new home with as few surprises as possible.
